Project Manager - Commercial & Institutional Projects - West Africa

Job Title: Project Manager Construction

Job Purpose
We are seeking an experienced and dynamic Project Manager to lead and oversee the end-to-end execution of complex, multi-disciplinary building construction projects across West Africa. The company is involved in projects like high-rise residential towers, commercial developments, luxury villas, hospitality facilities, educational institutions, and worship infrastructure.
In this role, you will hold overall accountability for project success from site handover to completion, ensuring projects are delivered on time, within budget, to exact technical specifications, and in strict alignment with regional safety and quality standards.
Key Responsibilities 1. Project Planning & Execution

• Oversee full lifecycle project delivery across residential, commercial, hospitality, educational, and worship infrastructure developments.
• Develop, monitor, and update master project schedules, critical paths, and resource loading plans using MS Project or Primavera P6.
• Plan site mobilization, logistics, staging, and procurement schedules tailored to local West African operational environments.
• Lead daily site activities, ensuring coordination between structural, civil, architectural, and MEP teams.
  

2. Commercial & Cost Control Management

• Manage overall project budgets, track project cash flows, and control site expenditures.
• Evaluate, negotiate, and approve subcontractor valuations, variations, and monthly payment applications.
• Review Bill of Quantities (BOQs), manage subcontracts, and implement strict cost control measures to mitigate financial risks.
• Work closely with commercial and quantity surveying teams to manage scope changes and protect project margins.
  

3. Quality Assurance, Technical Oversight & MEP Integration

• Enforce rigorous Quality Assurance and Quality Control (QA/QC) standards across civil, structural, MEP, and high-end finishing works.
• Review structural calculations, technical submittals, and architectural drawings to ensure constructability and compliance.
• Ensure seamless integration of complex MEP (Mechanical, Electrical, and Plumbing) systems across multi-story and specialized institutional builds.
• Manage high-end architectural fit-outs, ensuring premium craftsmanship and material selection.
  

4. Stakeholder, Subcontractor & Regulatory Management

• Act as the primary point of contact for clients, principal consultants, architects, structural engineers, and local statutory authorities.
• Manage, evaluate, and supervise specialized sub-contractors, site engineers, and direct labor teams.
• Secure necessary statutory approvals, building permits, and environmental clearances from local government agencies in West Africa.
  

5. Health, Safety & Environmental (HSE) Compliance

• Enforce a strict zero-harm culture on site by implementing comprehensive HSE policies and emergency response plans.
• Conduct regular site safety walks, environmental impact assessments, and risk mitigation audits.
• Ensure full compliance with regional environmental guidelines and local occupational safety laws.
  

Key Requirements & Qualifications Education & Professional Credentials

• Bachelor s Degree: Civil Engineering, Building Construction, Construction Management, or Architecture from a recognized institution.
• Professional certifications (e.g., PMP, PRINCE2, COREN, ICE, CIOB) are considered a strong advantage.
  

Experience

• 8 15+ years of progressive experience in construction project management with main contractors.
• Proven track record of successfully managing diverse building projects, such as:
• High-rise residential towers & mixed-use developments
• Commercial office buildings & retail centers
• Hospitality projects (hotels, resorts) & luxury residential villas
• Educational campuses, institutional facilities, or large-scale worship structures.
• Technical & Functional Skills
• Advanced knowledge of standard construction contracts (e.g., FIDIC), tender evaluation, claims management, and BOQ analysis.
• Proficiency in technical software and tools, like AutoCAD, MS Project, and Primavera P6.
• Deep understanding of high-rise construction techniques, heavy structural work, MEP coordination, and interior fit-out processes.

Language Skills

• English: High fluency in written and spoken English is required.
